Beachfront and Sea-View Villas in Marbella

Frontline homes, direct beach access and views from the hills

By Live Love Marbella · Updated 18 October 2026

Waking up to the sound of the sea is the reason many people choose Marbella. A frontline villa puts the beach a few steps from the garden; a villa in the hills trades the sand for a wide view of the coast.

This guide explains the difference and shows the beachfront and sea-view villas in Marbella we arrange most often, from Los Monteros and Elviria in the east to the Golden Mile, Puerto Banús and San Pedro in the west. For every home we offer, see our luxury villas in Marbella.

The words

Frontline, beachside or sea view?

Listings use these words loosely, so it is worth knowing what you are paying for.

Frontline or beachfront

Nothing stands between the villa and the beach except, usually, the coastal path. The best have a garden gate onto the sand.

Beachside

Close to the beach, often across a quiet road or a short walk away. Sea views may be partial.

Sea view

Usually higher up, in areas such as Nueva Andalucía or the hills above the Golden Mile. You get space, privacy and the panorama, and drive to the beach.

Worth knowing

Why no villa has a private beach

Spain’s coastal law, the Ley de Costas of 1988, says that beaches cannot be private and that use of the shore is free and public. It also keeps a public right of way along the coast, normally six metres wide from the shoreline.

So a frontline villa gives you direct access, not ownership of the sand. In practice the beaches in front of the quieter residential areas are calm, especially early and late in the day. See our beach clubs guide for days with sunbeds and service.

Choosing

How to choose your beach villa

Decide first whether you want to walk to restaurants and nightlife (Golden Mile and Puerto Banús) or prefer quiet beaches (Los Monteros, Elviria, San Pedro). Then check how the villa reaches the sand: a private gate, a path, or a road to cross.

Before you book, run through our villa rental checklist, and consider a private chef for at least one evening on the terrace.

Insider tips

Tips for a beach villa stay

  • Ask how you reach the sand. A gate, a path or a road crossing makes a big difference with children.
  • Check the season. Frontline villas book up first for July and August.
  • Mind the wind. Seafront terraces can be breezy; ask about shaded, sheltered areas.
  • Plan for groups. Several of these villas sleep 10 to 12 guests.
  • Add services early. Chefs, drivers and boat days are easier to book with the villa.

FAQ

Frequently asked questions

Can I rent a villa with a private beach in Marbella?

No. Under Spain’s Ley de Costas, beaches are public. A frontline villa gives you direct access to the beach, not a private one.

What does frontline mean in Marbella?

The villa sits on the seafront, with nothing between it and the beach except, usually, the public coastal path.

Which areas have beachfront villas?

Within Marbella, Los Monteros, Elviria, the Golden Mile, Puerto Banús and San Pedro Alcántara all have frontline villas.

Are there beach villas for large groups?

Yes. Villa Sana and Villa Horizon Bleu sleep up to 12 guests, and Villa de la Playa up to 11.

How much does a beachfront villa cost?

Prices depend on the villa, the dates and the length of stay, and are on request.
